One of the key nuts and bolts issues for strata building operations is the contracts they sign for building repair, maintenance and replacement work. And, when the work is very extensive, expensive and/or important, contractors often use the standard contract produced by Standards Australia.
Standard contracts can be a good thing [as opposed to one off or custom contracts] as they are professionally prepared and free of drafting errors, well known to contractors and contract supervisors who therefore better understand how they work, and, they have been considered, interpreted and ruled on by Courts, Tribunals and Arbitrators so there is less doubt about how to interpret them.
Currently, that is AS 4000 -1997 Edition.
But, don’t worry, it’s not actually a 28 year old contract as it’s been revised and updated progressively since then. And, it’s also just been updated again.
