Did you sit down on your strata chair in NSW after the new laws began in February 2025?
If so, you'd better get up again as there’s no rest for those strata citizens.
That’s because another set of new strata laws will also begin on 1 July 2025 [yes … just 27 days away]. They’re the second stage of implementing the reform recommended in the November 2021 paper, Report on the statutory review of the Strata Schemes Development Act 2015 and Strata Schemes Management Act 2015.
This time, there are quite a few changes that will affect a lot more strata stakeholders, covering things like:
Applying the Australian Consumer Law on unfair contracts to strata buildings.
Changes to controls on assistance animals.
Simplifying and relaxing minor renovation approval processes.
Increasing strata records inspection fees.
More options for sustainability initiatives.
Protections for strata owners with levy arrears.
Even more developer obligations.
And, much, much more.
It’s exhausting.
But, as we always do, GOSTRATA Media will publish its report card on the new NSW Laws, giving them marks.

A NSW Strata Law Reform Report Card
We’ve been waiting a few years for the latest round of NSW strata title law reforms. And a few have been just announced as stage 1. What are they and how do they affect stakeholders? In this article, I mark these reforms in a strata law reform Report Card.
Plus, we’ll probably write a few articles about some of the changes explaining the good, bad and ugly.
In the meantime, the NSW Fair Trading public information summary of the new strata laws can be found here.
